Description
This course provides real estate professionals with an overview of down payment assistance (DPA), grant programs, and modern mortgage approval strategies relevant to today’s real estate transactions. Instruction includes local, state, and federal assistance programs; differences between grants and subordinate financing; assumable mortgages; credit qualification options; appraisal waivers; and alternative appraisal products. The course is designed to help Realtors better understand financing structures, improve communication with lenders, and support successful transaction outcomes.
Learning Objectives:
1. Identify local, state, and federal down payment assistance and grant programs available to homebuyers
2. Explain eligibility requirements and income restrictions associated with workforce and set-aside housing programs
3. Distinguish between true grants and second-lien assistance programs
4. Describe how assumable mortgages work, including benefits and potential challenges
5. Recognize credit qualification pathways, including non-traditional credit and approvals without a credit score
6. Identify loan types eligible for appraisal waivers and alternative appraisal methods
7. Apply mortgage knowledge to better structure offers and reduce financing-related transaction issues
This class will be taught by Dinah Riordan of Atlantic Coast Mortgage. Please note: This class will also qualify as 1.5 hour CE elective (Topic F) for agents licensed before 10/1/2023.
