President's Message
Hello everyone,
As we move into October, I want to take a moment to celebrate our collective success and look ahead to some important dates and events.
I am thrilled to announce that our recent RPAC Crab Feast was a great success! Thanks to your incredible support and investment, we have met and exceeded our state RPAC target for the year. This achievement is a testament to our shared commitment to protecting private property rights and advocating for our industry. Every contribution makes a difference, and your generosity ensures that our voice remains strong in Annapolis and beyond.
📢As a reminder, primary and secondary membership renewals are coming up in November, with a deadline of November 30th. Please note that you will not be able to renew your BAAR membership if you currently have any outstanding dues or balances. Please be sure to take care of those in a timely manner.

I also want to highlight some upcoming events that offer a chance to give back and connect with your peers. Our QAC Christmas Angels Fundraiser auction event is on Friday, October 17th, from 6-9 pm at the Kent Island Elks Lodge. The QAC Christmas Angels is a nonprofit dedicated to ensuring every child in Queen Anne's County has a Christmas, providing everything from toys and clothes to hygiene kits. A huge thank you to those who have already purchased tickets, sponsored a table, and donated raffle baskets. Your generosity will help make the holidays brighter for many local families.
Then, on Tuesday, October 28th, from 12-5 pm, we will be hosting a Mobile Blood Drive, in collaboration with Luminis Health, in the parking lot of Cult Classic Brewing. Donating blood is a simple but powerful way to save lives, and I encourage you to register for a time slot.
Finally, don't forget to join your fellow Realtors from across the state at the Maryland REALTORS Annual Conference, taking place October 20-23 in Ocean City. It's a fantastic opportunity for education and networking.
Thank you again for your dedication to BAAR and our community. I look forward to seeing many of you soon!
-Kevin Waterman, BAAR President

Bright - MLS Research Commentary
It does seem clear that without improved affordability, including a drop in both mortgage rates and potentially overall home prices, the movement back to the long-term average number of existing home sales will take longer. Rates have already started to move lower and home price growth is softening in most housing markets and is falling year-over-year in markets where inventory has been expanding fastest. However, it likely will be 2027 before we see a return to long-term average home sales activity.

Could a Real Estate Sales Shift Be Ahead This Fall?
The National Association of Realtors (NAR) shared in a recent article that the latest housing data caps a lackluster summer, with home sales largely stalled as buyers appear to hold back for the right opportunity. But recent reports suggest the fall season could breathe new life into the housing market. Click here to read more.
